Property Condition Assessment
A Property Condition Assessment (PCA) is a thorough inspection of a building’s main parts—like its structure, systems for heating, cooling, plumbing, and electrical, as well as the surrounding site. This inspection follows industry standards (ASTM E2018‑24) to find any physical problems, check how well the systems are working and how long they might last, spot any safety or code issues, and help plan for future repairs and maintenance costs.
A PCA provides a high‑level review, with limited attention to clinical operations or regulatory readiness, and is most often used to support acquisitions or financing of medical office buildings, ambulatory surgery centers, and other off‑campus healthcare assets.
